» Property Management Services

We offer complete property management services for occupied or vacant properties covering all circumstances.

TVO has designed procedures and systems enhanced through state of the art operating and reporting technology to professionally manage properties across the globe and employ high quality professional local individual property managers in order to ensure unsurpassed results. TVO Europe will ensure that your property is both secured and being professionally attended to, your tenant is happy, and your rental income is maximized.

Our management services include:

  • Secure key holding services
  • Dealing with any maintenance issues relating to the property
  • Sourcing and overseeing any construction and maintenance issues within agreed timescales
  • Representation and voting on behalf of the client at Home Owners‘ Association meetings
  • Collection or redirection of post relating to the project
  • Regular inspections of the property
  • Creating the terms of lease contracts
  • Regular communication with the tenant
  • Collection of rent and deposits
  • Handover of the property at the end of a lease period
  • Renewal and/or termination of lease contracts
  • End of lease assessment to establish any deposit return

We will ensure that you are kept up to date and informed at regular intervals with all news pertaining to your property as we understand that whilst a "hands free" approach is liberating for our clients, it also important to keep them fully informed and current.

We do not subscribe to the "no news is good news" approach, and we will give all our clients a minimum bi-monthly update on their property, regardless of the circumstances.

Utilities

Upon receipt of your Utilities POA, TVO Europe will organize the installation of all utility meters in your property as well as providing the payment details in order to set up "Direct Debits" via your online Czech bank account.

The tenant will pay you a set monthly rate for these utilities. We will organize reconciliation of bills on a yearly basisat the end of each tenancy to ensure that the tenant pays in full for their individual usage. We use this process as it allows us to monitor payments and usage, leaving control in the hands of the landlord and TVO Europe.

TVO Europe will also monitor payments to ensure that there is no break in the service due to non-payment or unrecognized payments.

Your monthly service charges for the upkeep of common areas and facilities should be paid by "Standing Order" from your Czech Bank account. Again, the tenant will pay you a set monthly rate for these service charges.

TVO Europe will organize the collection of these documents, assist with setting up payment orders, and file and secure them in order to perform end of year reconciliation and accountancy.
