Handover Service

For "new built" properties, we offer a handover service to ensure that all aspects of the property are completed to the expected standard and your satisfaction. The handover is a two part process where TVO Europe will conduct a First Survey two months before completion, and then a Final Handover where we take legal possession of the keys and relevant ownership documents.

For the First Surveys, TVO Europe uses a qualified surveyor who will inspect the unit for any physical defects. These defects are documented and signed off by both the developer and surveyor in an official report. When the Final Handover is due, the surveyor will only accept the unit if it is in perfect condition. If any defects remain, a date will be set for the repair of these defects and a subsequent Final Handover.

This service is again charged at a fixed price without any additional charges for any necessary repeated visits.

Kitchen Design

The choice of your kitchen is a vital component of a successful "buy to let" property. The appropriate kitchen will provide the necessary attraction element needed to achieve successful rentals and assist the process of any potential resale. This is especially true with unfurnished apartments since the kitchen is the main area by which an apartment can really stand out from the rest of the development and its competition.

Washing Machines

Washing Machines are an expected standard by tenants in the Czech Republic.Therefore, we include this with the order of the kitchen. We can also organize these separately if necessary. In the vast majority of cases, this item will be installed in the bathroom, as this is the norm for residential properties within the Czech Republic.

Lights

In many cases, light fittings are not provided by the developer. We offer our clients a standard light package to suit the style of the property as well as the option to choose from a variety of custom designs. We have separate light packages depending upon the particular size of the unit. Delivery and installation of the lights can be carried out in just a few days from placing the order and this is included in the price of the lighting package.

Blinds or Window Coverings

Working in conjunction with our partner, we can also offer the construction and installation of high quality blinds for your property. This gives your property an increased rental attraction, whilst concurrently avoiding the situation whereby each tenant puts up their own blinds/curtains, thus leading to potential damage to the surrounding walls. The cost varies depending on the size and shape of the window areas, and we can provide full quotations before any work is undertaken.

Furniture Packs

When your unit is one of many newly available units on a recently completed property, then you can give yourself a further advantage by installing a modern furniture pack in line with the overall style of the unit and building. With a fully furnished apartment, you can attract a large number of ex-pats and business clients - a particularly strong and reliable part of the rentals market – as well as increasing and maximizing your rental income expectations.

Should you decide not furnish your unit in advance, then we would always recommend advertising your apartment with the "option" of providing furniture in order to appeal to a greater audience. It is crucial that you plan for the eventuality that a tenant will require furniture, therefore familiarize yourself with the furniture packs that would ideally suit your property and consider having funds available for a speedy organization of this value-added service.

The Luxury Furniture Pack is ideally suited to more 'high end' units where both the external quality of the building and the interior design of the unit demand furnishings of a superior nature. Again, delivery and installation takes just a few days from receiving payment.
